Coquitlam, Port Moody, Port Coquitlam & North Burnaby MLS® listings

Search the whole MLS®, not just my listings. This is live Greater Vancouver board data: every home for sale, from every brokerage. Listings update from the MLS® every few hours. It opens on the Tri-Cities and North Burnaby, where I work. Clear the areas to search anywhere on the board, and filter by price, home type, bedrooms, size or year built.

What an MLS® listing doesn’t tell you

The board shows you everything. I tell you which ones are worth seeing.

Listing photos are chosen to sell. Tell me what you’re after and I’ll tell you which of these are on a quiet street, which back onto the arterial, and which have been relisted twice. Before a showing I also look at the things a listing leaves out:

How to buy a house in BC: the steps

  1. Get pre-approved. Know your budget and your rate hold before you look.
  2. Talk through what matters. Schools, commute, home type and the trade-offs between areas. This is where I save you the most time.
  3. See homes. I book the showings and pull the documents and sales history first.
  4. Write the offer. Price, deposit, dates and subjects such as financing and inspection, based on recent comparable sales.
  5. Do the homework. Inspection, strata documents, title and insurance. I attend nearly every inspection.
  6. Remove subjects and complete. Your lawyer or notary handles the transfer, and you get the keys on possession day.

A few BC specifics worth knowing early. Buyers of most residential property have a three-business-day Home Buyer Rescission Period after an offer is accepted, and rescinding costs 0.25% of the purchase price. Buyers pay Property Transfer Tax at 1% on the first $200,000 and 2% on the balance up to $2,000,000, with higher rates above that. Exemptions exist for first-time buyers and newly built homes below set price limits, which the province adjusts, so check the current thresholds. New homes are generally subject to GST.

MLS® listings: common questions

Do these listings include other brokerages?

Yes. This is the Greater Vancouver REALTORS® MLS® reciprocity feed, which carries every active listing on the board from every brokerage. Listings held by other brokerages are marked with the MLS® reciprocity logo, and I can show you any of them.

How often are the listings updated?

The feed refreshes from the board every few hours, so new listings, price changes and sales usually appear here within a few hours of being posted.

Can I search outside the Tri-Cities?

Yes. The search opens on Coquitlam, Port Moody, Port Coquitlam and North Burnaby. Clear the area filter to search anywhere the Greater Vancouver board covers.

Can you send me new listings that match what I want?

Yes. Tell me the area, home type and budget and I’ll set up alerts so new listings reach you as they come on.

Can I find out what a home sold for?

Yes. Ask me about any address, street or building and I’ll send recent sold prices and how long each home took to sell.

What does “subject to” mean on an offer?

A subject is a condition that must be met before the sale becomes firm, such as arranging financing, a satisfactory inspection or reviewing strata documents. Once subjects are removed, the contract is binding.

What is the difference between a benchmark price and a list price?

The benchmark is the real estate board’s estimate of a typical home in an area. The list price is what one seller is asking. What matters for an offer is what similar homes nearby have sold for recently.
